Magnolia Legal Services, P.C. was formed through the combination of Magnolia Abstract Services, Inc. and the Law Office of Barbara Marie Prignano, bringing together decades of experience in real estate law, title insurance, and Trusts and Estates.  

With nearly 40 years of experience, our practice is built on a deep understanding of real estate titles and issues that can cause transactions to fall apart.   We focus on identifying and resolving the complex legal, title, and estate-related challenges that can delay or prevent closings, providing practical, solution-driven strategies to move matters forward.  

Barbara Marie Prignano is a New York attorney with over 37 years of experience in real estate transactions, title insurance, and estate matters. She graduated magna cum laude from Touro Law School, was admitted to practice in New York in 2001, and to the U.S. Supreme Court in 2015.  As former President and Counsel of Magnolia Abstract Services, Inc., Barbara has extensive experience identifying and resolving title issues, including those involving estates, liens, and ownership complications. Her work focuses on guiding transactions from contract to closing—particularly when challenges arise that require careful analysis and resolution.  She also serves as a court-rostered mediator for Surrogate’s Court and small claims matters, providing efficient, practical resolution of disputes. She is a member of the New York State and Suffolk County Bar Associations and has been recognized as one of Long Island’s Top 50 Women in Business.
