Magnolia Legal Services, P.C. was formed through the combination of Magnolia Abstract Services, Inc. and the Law Office of Barbara Marie Prignano—bringing together decades of experience in real estate law, title insurance, and transactional practice.

With over 37 years of experience, our practice is built on a deep understanding of how real estate transactions work—and what can cause them to break down. We focus on helping clients, attorneys, and real estate professionals navigate both routine matters and complex situations, particularly when title issues or estate-related complications threaten to delay or prevent closing.

Our services include real estate transactions for buyers and sellers, title curative solutions, estate planning, will and trust preparation, probate and administration, title insurance and public research matters. In addition, we offer mediation services in the areas of estates and community disputes, including Surrogate’s Court and small claims mediation, offering practical and efficient resolution of disputes.
